the Warsaw market
Our debut in Poland was marked by the flagship “Intenso” project in Warsaw’s Wola district — one of the first residential developments built in Odolany. Comprising nearly 400 units, the project stands out for its elevated finish: an elegant lobby, stone cladding in the shared areas, timber window frames, spacious terraces and floor-to-ceiling windows. The quality of the finish and the functionality of the apartments — paired with a location that combines excellent transport links to the city centre with close proximity to extensive green spaces — made the development a resounding success.

Modern compact apartments
Next, a boutique project was completed in Warsaw’s Bielany district. ‘Neosky’ is a residential development located in Chomiczówka, an area boasting highly developed infrastructure. The 8-story building, offering compact, turnkey apartments, truly stood out in the market.”

“NeoVillage” is a two-phase development built in the leafy, villa part of Ursus — Gołąbki. Low-rise, three-storey buildings, an intimate atmosphere and a neighbouring commuter rail line were the project’s key strengths.

The company’s next stage of growth was the “NeoVita” development in Białołęka. With 210 apartments at attractive prices and no compromise on quality, it quickly drew a large following of buyers.

Completed in 2026, “Osiedle Neopolis” is the company’s largest undertaking to date: 491 units delivered across three phases in the post-industrial part of Ursus. A generous share of green space, varied apartment layouts and a convenient rail connection to central Warsaw all contributed to the project’s excellent sales pace.

Nimrod Ben Ami
CEO
Nimrod joined the Neocity Group in 2005 and currently serves as President of Neocity Polska and of the company’s Romanian branch. He holds a BSc in Civil Engineering from the Technion — Israel Institute of Technology. Earlier in his career he headed the real estate division at the Petroglas Group and served as Vice President of Sahar Development & Investments Ltd.
